Can You Buy a Home in Willis with No Down Payment?

Homebuyer Tips Jun 9, 2026 · 3 min read Updated: Sep 8, 2026

Some buyers may qualify for financing that does not require a down payment. Eligibility depends on the borrower, loan program, and specific property. It does not mean there will be no cash needed to buy the home.

USDA loans: buying a home with no down payment, subject to borrower and property eligibility

How USDA financing may apply

The USDA Single Family Housing Guaranteed Loan Program supports eligible buyers purchasing a qualifying primary residence in an eligible rural area. It can offer financing without a down payment, subject to program and lender requirements.

Check both the household and the property. Income limits, occupancy requirements, credit review, and the address all matter. A Willis address or a community’s previous eligibility does not guarantee approval for a current purchase.

What to verify for Lexington Heights

If you are considering Lexington Heights, send the lender the exact home’s address and ask for current property-eligibility confirmation. Have the lender review your household information at the same time.

The community page and homesites map can help you identify the home you want to discuss. They do not determine USDA eligibility. Avoid choosing a home on the assumption that an entire city or subdivision automatically qualifies.

Separate the down payment from cash to close

A no-down-payment loan can still involve closing costs, prepaid taxes and insurance, program fees, inspection charges, and other expenses. Ask which costs may be financed, paid through an eligible credit, or paid by you.

Request a written estimate of the funds due at each stage. An earnest-money deposit, for example, is a contract matter and should be discussed separately from the lender’s down-payment requirement. Keep a reserve for moving and ownership expenses beyond the closing itself.

Consider other loan options

Eligible veterans, service members, and surviving spouses may also have access to VA purchase loans. No-down-payment financing may be available, while fees, property requirements, and lender approval still apply.

If a no-down-payment program does not fit, ask the lender to compare other loans and Texas homebuyer assistance programs. The goal is to understand a workable combination of upfront costs, monthly payment, and obligations.

Questions for the lender

  • Does this specific property meet the program’s current requirements?
  • How is my household income evaluated?
  • What cash will I need before and at closing?
  • Which fees are financed, and how does that affect the loan balance?
  • Can a particular builder credit or assistance program be used with this loan?
  • What conditions remain before final approval, and what timeline should I plan for?

There is no single closing schedule that applies to every USDA or VA purchase. Coordinate the lender’s process with the home’s availability and your purchase contract.

Use Alta’s financing information to start the conversation, and request current figures for a particular available home. A lender’s review is the way to determine whether a no-down-payment option works for your purchase.

*Estimated Monthly Payment Disclaimer: Monthly payment estimates shown are for illustrative purposes only and are calculated at a 4.99% interest rate on a 30-year fixed-rate conventional mortgage with 20% down payment. The 4.99% rate is not an offer of credit, is not the annual percentage rate (APR), and is not available to every buyer. Property tax rates, HOA dues, and homeowner's insurance estimates vary by listing and community. Payment estimates include principal, interest, property taxes, HOA fees, and homeowner's insurance where applicable, but do not include private mortgage insurance (PMI), flood insurance, or other fees that may apply. Actual monthly payments and your actual rate and APR will vary based on your credit profile, down payment, loan program, lender terms, and applicable taxes and insurance at closing.
